The price of renovations began to rise during the pandemic and hasn’t stopped since. However, it’s still possible to get projects completed for a reasonable price.
In fact, with the right plan, materials, and contractor, you can still expand your living space at your home or cottage for less than $150 per square foot.
Kevin Cardwell, owner of Muskokify, and his team recently completed an extensive sunroom project at a cottage that came in at around $135 per square foot. Prices like those haven’t been seen for years.
“Pre-pandemic you could often build or renovate for around $150 per square foot, with $250 getting you upgraded cabinetry and other custom pieces,” he recalls. “Now, even a standard bungalow is over $400 a square foot. Add more levels or luxurious materials, and you can easily top $600 per square foot. I’ve even seen it as high as $1,000 per square foot.”
So, how was this project completed for $135? It started by taking a close look at the existing structure and building from there.
Rather than doing a full rebuild, these clients used existing areas to add more living space. Many other clients have done the same, by enclosing an open patio or turning space under a deck into a delightful getaway.
“We can turn existing outdoor space into usable three-season space,” he says. “By doing that for less than $150 per square foot, we’re making it feasible and affordable for our clients to maximize the enjoyment of their property.”

Kevin and his Muskokify team have spent over 15 years installing sunrooms and performing a wide range of other renovations throughout cottage country.

“We find the best products and materials for our clients,” he says. “We do extensive research on construction, materials, and service before we partner with a provider.”
That can include travelling to visit various manufacturers and factories, so Kevin can cast a discerning eye on how their products are made.
“Things can look great on paper but still don’t make the cut. For example, we were interested in one screen system, but when we visited we realized that the way it was painted wouldn’t hold up in our climate,” explains Kevin. “Knowing what works and what doesn’t for our region is essential to providing the best possible job for our clients.”
