Ensure the right materials are used for your home or cottage

It can be daunting to sift through the multitudes of roofing products on the market these days.

Getting some expert advice from qualified and experienced roofers is key to making an informed decision.

“The most important thing to know is that not every product is right for every project,” explains Mike Vettese, owner of GBS Contracting Services. “Some roofing materials are better for flat roofs and boathouse patios, others are better for traditionally sloped builds, while others can be customized for your needs.”

It’s also vital to contract your roof installation to a professional, certified, and insured company like the team at GBS, who have been in business since 1999.

Flat roofing
Though flat roofing was once seen mainly on industrial and commercial properties, it also provides a modern look at a home or cottage. Boathouses often feature a flat roof that in turn is used as an entertainment space.

“This is where Dec-Tec shines,” Mike says of the PVC membrane. “It’s the only membrane that is certified for roofing. It is the only choice for rooftop patios on any building.”

He says professionally installed Dec-Tec is the gold standard for multi-use flat roofs. The waterproof membrane can easily last 25 to 30 years. It’s slip-resistant and fire-resistant, a key safety feature for those planning to host guests on a rooftop patio. It’s also low-maintenance and easy to clean.

The membrane comes in several colour and design options – from classic Muskoka looks that mimic granite, cedar planks or redwood, to modern options like ivory and oak.

Metal roofing
One of the most durable roofing options is metal, and for the very best metal roof Mike advises a standing seam system.

“This type of roof can withstand rain, snow, ice and other weather-related stresses, while providing extra protection with hidden fasteners,” says Mike. “Unlike the old types of metal roofs, the hidden fasteners on a standing seam roof are not exposed to snow and ice, which can cause loosening over time.”

In our climate, Mike advises using granulated steel for the roof. The textured material slows the snow down a bit so that it doesn’t slide off the roof as quickly. Snow breaks or snow guards should be installed in certain areas for added protection.

“A standing seam metal roof will last a lifetime as well as adding curb appeal to your building,” says Mike. “This will help add more value to your home or cottage should you choose to sell.”

Shingles
Of course, there is also the traditional route of installing shingles on your roof.

Mike says GBS only uses CertainTeed products and explains that other shingles they tried did not offer the same quality.

CertainTeed shingles feature a dual-layered construction that adds extra protection from the elements. Copper-infused surface granules possess natural anti-algal properties that prevent algae and moss from taking hold on shingles. The shingles also come with a Class A fire-resistance rating.

Mike also points to a bonding feature that has an industry-best four points of adhesion to provide maximum wind resistance, meaning that each shingle forms an unbreakable bond to the one beneath it. Once it’s fully set, about three months after installation, it takes a strong tool and determination to remove the shingles.

They also come with plenty of choice for colours and profiles to match any home style, whether it’s contemporary, classic, or modern.

“For many home and cottage owners, shingles provide a bit of nostalgia with the classic look and style compared to newer roofing options,” says Mike.

Custom jobs
GBS is adept at handling any type of roofing job, even creative projects that test their skills.

Mike and his team were recently called to a cottage that had an unusual roof on a large addition. The roof was framed with wood, with large glass panels inserted – akin to a series of oversized skylights.

While the roof was striking, it was also leaking, and the wooden framing had begun to decay.

Mike and his team built a replacement roof, using laminated glass panels which are almost impossible to break. More importantly, they ensured that all potential leak points were flashed and capped properly – something that hadn’t been done when the roof was first built.

“No matter what type of roof you have, you need to make sure it’s built right and built for life in Muskoka,” says Mike. “A properly built roofing system will have the right amount of ventilation and insulation, and will be sealed to ensure the best protection against the elements.”
